Strategic partnership strengthens data-driven property investments through innovative Connectivity Score

a.s.r. real assets and fintech- and data-partner KR&A have jointly developed an innovative Connectivity Score. This enables property locations worldwide to be assessed in a uniform, objective and data-driven manner. The collaboration with KR&A marks an important step in the further integration of advanced data analytics and technology into the property investment and investment advisory activities of a.s.r. real assets.

By combining the property expertise of a.s.r. real assets with KR&A’s data science and location intelligence capabilities, it is possible to carry out advanced accessibility analyses. These analyses provide in-depth insights into the attractiveness, accessibility and future-proof nature of property locations across Europe, North America and Asia-Pacific.

Strategic collaboration based on data and innovation
The collaboration between a.s.r. real assets and KR&A is part of a broader strategy to increasingly base investment decisions on objective data and advanced analytical techniques. Both organisations share the conviction that technology and data play an increasingly important role in assessing property quality and long-term value.

The Connectivity Score will be used by a.s.r. real assets investment partners for international investment activities on behalf of the a.s.r. balance sheet and third-party clients.

With the Connectivity Score, both parties have access to a globally applicable tool that enables property locations to be compared consistently and transparently, regardless of country, region or city. This provides an important alternative to existing regional accessibility indicators, which are often of limited use outside their original markets.

Global Connectivity Score
The Connectivity Score combines data points relating to amenities, infrastructure, public transport, green spaces, road networks and environmental quality into a single integrated assessment model.

For each address, three separate indicators are calculated:

• Pedestrian Connectivity: the quality of the surrounding environment for pedestrians, based on amenities, walking routes, green spaces and liveability.
• Drive Connectivity: accessibility by car and proximity to amenities within driving distance.
• Public Transport Connectivity: accessibility via public transport, based on connections, service frequencies and reachable destinations.

The scores are available worldwide through a specially developed API on KR&A’s website and can be integrated into analysis and valuation processes in real time.

From Connectivity Score to Hyperlocal Score
a.s.r. real assets investment partners assesses hundreds of property, market, sustainability and location characteristics to support consistent and objective investment analysis of non-listed real assets funds worldwide. Through the integration of KR&A's Connectivity Score into PULSE, its proprietary analytics platform for real assets funds, these insights are transformed into a unique Hyperlocal Score.
